It is important to mention this because many lenders do not provide independent advice. Large banks that have an office in Eindhoven, such as ABN AMRO, ING, and Rabobank,  only sell their own mortgages. They can not  search for the mortgage with the lowest interest rate and best terms. They are dependent on their own mortgage products and therefore not independent.

It is important to mention this, as even many Dutch people do not know the difference between independent and dependent mortgage advice. As an independent advisor, I therefore provide independent advice.  If you want advice, schedule a free appointment.

How many mortgage providers do I compare?

In the Netherlands, many mortgage providers are active, as the Netherlands is an interesting country for mortgage providers. This is because house prices are relatively high and people borrow a lot. It is possible to finance 100% of the value of the property, and the government encourages people to take out a mortgage with tax benefits.

These mortgage providers compete with each other and offer different interest rates for various fixed-rate periods. Additionally, mortgage lenders have their own conditions and unique selling points.

Only by comparing the interest rates and conditions can we find the best mortgage for you. The more mortgage providers compared, the greater the chance, of course, that you find the best mortgage.

I compare the interest rates and conditions of all mortgage providers active in the Netherlands. There are about 40 mortgage providers. Sometimes, these mortgage providers have multiple mortgage products. I include all of these in my comparisons.”

How much does a mortgage cost?

Securing a mortgage is not free. You will incur various costs along the way. The costs of a mortgage can be divided into different groups:

1. The monthly costs

The most important expense is the interest on the mortgage. This leads to the monthly payments (together with the repayment), often for a duration of 30 years. The higher the current interest rate, the more expensive the mortgage becomes. You can view the lowest Dutch interest rates here.

The mortgage interest rate, along with the chosen repayment method, determines the amount of the monthly costs. You can have me make a free calculation of the monthly charges. If you want to have a free calculation made of the monthly costs for your mortgage, then schedule a conversation with me.

Good to know: In 2024, an annuity mortgage of 400,000 euros with a term of 30 years and a mortgage interest rate of 4.5% has gross monthly charges of 2,026.74 euros.

2. Property transfer tax in the Netherlands

When you buy a house or appartment in the Netherlands, you pay property transfer tax.

The tax rate is 2% of the purchase price of the property. So, for example, if you buy a house for 400,000 euros, you must pay 8,000 euros in transfer tax. The amount of this transfer tax is the same everywhere in the Netherlands, so in Eindhoven, it’s the same as in cities like Den Haag, Rotterdam, or Amsterdam.

First-time homebuyers may qualify for an exemption. They do not have to pay transfer tax in that case. This exemption also applies to you as an expat if you meet the following conditions:

  • You are younger than 35 years old
  • You have not yet used the exemption to avoid paying transfer tax
  • You are purchasing a property for less than 510,000 euros

3. NHG-costs

For homes up to 435,000 euros, it is possible to take out a mortgage with Nationale Hypotheek Garantie (NHG). This is a Dutch guarantee scheme that provides protection if your home has to be sold involuntarily because you can no longer afford your mortgage.

The guarantee scheme ensures that you do not remain with a residual debt if the property yields less than the outstanding mortgage debt. The Foundation for Guaranteed Housing then takes over this debt for you.

This assurance does come at a cost. You have to pay 0.6% of the mortgage amount to the Foundation for Guaranteed Housing. For example, for a mortgage of 400,000 euros, that would be 2,400 euros in additional costs.

If you take out a mortgage without NHG, you naturally do not pay NHG costs.

Good to know: Because the bank also faces less risk, it offers a discount on the interest rate for a mortgage with NHG. So, while this scheme incurs an initial cost, it results in a reduction in mortgage interest rates.

4. Appraisal, notary, and advisory fees

You should also consider appraisal fees, notary fees, and costs for mortgage advice.

Appraisal costs range from 500 to 1.000 euros. Notary fees are approximately 1.000 euros, and mortgage advisory costs range between 2.500 and 3.000 euros. You cannot borrow these additional costs through the mortgage and therefore need to have savings to cover them.

Good to know: You pay me for my services based on a ‘no cure, no pay’ arrangement. You only pay from the moment you sign all the deeds at the notary to finalize the purchase.
