Dutch version Venn Hypotheken was founded in 2016 by two experienced bankers.

Venn Hypotheken competes with other providers mainly by offering low interest rates. Venn mainly offers cheap NHG mortgages with a fixed interest period of 10, 20 and 30 years. In addition, Venn often has competitive interest rates for other fixed interest periods without NHG.

Venn Hypotheken was founded in 2016 by two experienced bankers who previously worked for Argenta. After the establishment of MUNT Hypotheken – another management party – these bankers decided to set up Venn Hypotheken.

In 2019, NN Investment Partners acquired a majority stake in Venn Hypotheken.

NN Investment Partners is a Dutch asset manager from The Hague, which has existed since 1994. It is part of Goldman Sachs Group, a larger international investment bank.

The money mainly comes from foreign investors. Such as asset managers or large institutional investors, who are active worldwide. NN Investment Partners is part of Goldman Sachs.

Is Venn Mortgages reliable?

Venn is a relatively small provider that offers money from investors. The company works from Breda, the Netherlands and this gives many people a feeling of confidence.

The mortgage company has only been around for 8 years, but it is a serious player in the Dutch mortgage market. You can take out a mortgage with Venn with peace of mind.

What is my experience with Venn Mortgages?

This mortgage provider has a competitive interest rate for many different fixed-rate periods. This can make it an interesting mortgage provider.

The terms are pretty standard. Venn has no real unique advantages, except for the competitive interest rate. It is striking that Venn has switched from daily interest to quotation interest.

This is a disadvantage because people cannot benefit from a reduced interest rate if the mortgage offer has already been signed.

Extensive pros and cons

The advantages and disadvantages are described in detail below:

Pros

  • The validity period of the 4-month mortgage offer can be extended by 2 months free of charge. You do not pay any extension or cancellation costs for this.
  • With a bridging mortgage on an unsold home, you can assume the asking price of the home. The asking price minus the outstanding mortgage x 80% is the maximum amount you can bridge.
  • Have you been an entrepreneur for more than 3 years? Then the weighted average income of the past 3 years can be used (the 3-2-1 scheme). In many cases, your income before the mortgage application will be higher.
  • You may repay 15% of the original principal amount per calendar year without penalty.
  • For a mortgage application without a National Mortgage Guarantee (NHG), proof of own resources up to an amount of € 15,000 is not necessary.

 

Cons

  • At Venn you are not allowed to increase the mortgage for consumer expenses (purchase of a car or an amount to spend freely).
  • With a construction deposit, the interest on the balance in the construction deposit is 1% lower than the mortgage interest you pay.
  • Venn Hypotheken uses the quotation interest principle, so you do not benefit from an interest rate drop on the date that the mortgage deed is executed.
