Dutch version Obvion is a subsidiary of Rabobank and has been offering mortgages for more than 40 years.

Obvion is known as a so-called tailor-made bank. It means that they think along and are more flexible. They are therefore more inclined to offer a mortgage to people who find it more difficult to obtain a mortgage.

Obvion's mortgage interest rate is especially low for the shorter fixed-rate periods of 5 and 10 years.

Obvion was founded in 1980 as ABP Mortgages and has therefore been offering mortgages for more than 40 years.

In 2002, the name changed from ABP Hypotheken to Obvion. Since 2012, the mortgage provider has been fully owned by Rabobank.

The mortgage provider is active from Heerlen.

What are the funding sources for Obvion?

Obvion lends money from the capital market. The capital market is a financial market where mortgage providers can borrow money, which is used to offer mortgages.

In addition, savings from Rabobank are lent out, because this bank owns Obvion.

Mortgage interest from Obvion

The mortgage provider mainly offers competitive mortgage rates for the shorter fixed interest periods of 5 and 10 years.

For longer fixed interest periods, for example 20 and 30 years, Obvion’s mortgage interest rate is often less competitive.

Is Obvion reliable?

Obvion can be seen as a reliable mortgage provider, because it has been active in the Dutch mortgage market since 1980.

Since 2002, the company has been owned by Rabobank, the largest mortgage provider in our country. This also creates trust.

What are my experiences with Obvion?

I have good experiences with Obvion, because they have a number of specific advantages. For example, it is possible to borrow 30% more for a mortgage without NHG if parents co-sign. This is a unique advantage.

It is possible to make part of the house available as a Bed and Breakfast. In addition, Obvion contributes to the income declaration that entrepreneurs must have made once the mortgage agreement has been signed at the notary.

In addition, it is also possible to make unlimited repayments without penalty, which I also see as an advantage.

Extensive pros and cons

Below are the extensive advantages and disadvantages of this mortgage provider:

Pros

  • If you are moving and have not yet sold your current home, Obvion allows you to finance 100% of the expected sales proceeds with a bridging mortgage. Obvion does deduct $1 from the sales price for sales costs.
  • At Obvion you can extend the validity of the mortgage quote free of charge.
  • Are you a starter and do you currently not have sufficient income to take out a mortgage? Then, with the help of your parents, you can still take out a mortgage if you expect an increase in income within 5 years.
  • Do you rent a home? Then at Obvion you can include your rental income as income for the mortgage application.
  • If you want to continue an existing savings mortgage, you can take out a new savings mortgage with Obvion.
  • You can take out a mortgage with Obvion without National Mortgage Guarantee (NHG) up to € 3 million.

 

Cons

  • If you take out a family loan with Obvion in addition to the mortgage and the annual costs are repaid through a donation, Obvion will include the costs of the family loan when calculating the maximum mortgage.
  • Obvion uses the quotation interest principle. This means that if the interest rate has decreased on the date of execution of the mortgage deed, you will retain the higher interest rate from the mortgage offer.
  • If you have signed the mortgage offer and you cancel the mortgage offer, you will pay 1% of the principal amount in cancellation costs.

 

July 2024: helping starters with new mortgage options

Since 2024, Obvion has offered 4 new options with which a child can buy a house with the help of parents.

The starter can use the loan/donation construction. Parents donate money on which the child pays interest. This interest is then returned to the child. Obvion does not include these interest costs when calculating the maximum mortgage, so that the child can borrow more.

Parents can now also take out a rental mortgage with Obvion, which makes it possible to buy a (recreational) home and rent it to the child.

In 2024, parents will also be able to co-sign their child’s mortgage. They are then jointly responsible for the mortgage, but the child can borrow more. This is a distinctive advantage of Obvion, because this is not possible with many other mortgage providers.

Since 2024, the SVn Starter Loan has also been accepted in combination with the Obvion Residential Mortgage.
