Dutch version Florius is a Dutch mortgage provider that has been active since 2000. The bank is part of ABN AMRO.

In general, Florius has a low mortgage interest rate for all fixed-rate periods.

About Florius

The history of Forius goes back to 1946, when the Bouwspaarkas Drentsche Gemeente was founded. The company was founded after World War II to solve the housing shortage.

The public savings bank later became Bouwfonds Nederlandse Gemeenten N.V., which was taken over by ABN AMRO in 2000. In 2007 it became Florius, a trading name of the ABN AMRO Hypotheken Group.

Florius took over portfolios from Reaal and WoonNexxt Hypotheken in 2015. In 2016, portfolios of MNF Bank and Albank were also added. In 2017, Direktbank Woning Hypotheken and Direktbank Praktijkdiensten also became part of Floris.

The fact that Florius is part of ABN AMRO is mainly reflected in the policy that Florius applies for providing mortgages. A lot is possible and Florius has a solution for a large number of target groups.

What are the funding sources for Florius?

Because Florius is owned by ABN AMRO, the money lent comes from ABN AMRO. For example, Florius lends money that is collected through savings from ABN AMRO.

Florius is often an affordable provider for all fixed-interest periods. For example, while Rabobank often has competitive rates for fixed interest periods of 5 and 10 years, Florius has a low interest rate for all fixed interest periods.

Is Florius reliable?

Florius is a 100% subsidiary of ABN AMRO, one of the largest banks in the Netherlands.

The fact that Florius has ABNA AMRO behind him says something about its reliability. ABN AMRO is an established name in the Netherlands.

What is my experience with Florius?

I have been working with Florius for years. What I like about Florius is that the employees think in terms of solutions. If I have a mortgage application that does not fully comply with the bank’s policy, but you can explain why it is wise to grant the mortgage. Then Florius has the advantage that they are open to processing the mortgage application anyway.

What I also like about Florius is that you can extend the validity of the quotation by 3 months, without costs. This is especially nice if the key transfer to your new house can only take place after 3 months. And at Florius you can include rental income you receive as income for your mortgage application.

Pros

  • The validity of the mortgage offer is 3 months and can be extended by 3 months free of charge. Extending the validity period is automatic
  • Do you have a temporary contract and no prospect of a permanent contract yet? Then you can contact Florius, your income will then be determined based on the labor market scan
  • If you want to build a house yourself, you can finance the purchase of the building land before the environmental permit is irrevocable
  • If necessary improvements need to be made to the home, you can take out a mortgage with Florius up to 115% of the market value of the home

 

Cons

  • The interest rate on the date the mortgage deed is signed does not change if it has decreased. You keep the interest stated in the mortgage offer
  • An interest-only mortgage may not exceed 50% of the market value
  • To include rental income as income for the mortgage application, 5% interest and 4% on the principal amount of the rental mortgage are deducted
