What are the funding sources for Clarian Wonen?

Clarian is a so-called multi-funder platform. It means that there is not one investment company behind this mortgage provider, but several. The money that is lent in the form of mortgages therefore comes from all kinds of investors.

Mortgage interest from Clarian Wonen?

When I compare mortgage rates, I notice that Clarian is especially advantageous for mortgages with a fixed interest rate period of 10 and 20 years. They are often only beneficial for mortgages without NHG.

The interest rates for the other fixed interest periods are often high or unavailable because there is no money or interest.

Is Clarian Wonen reliable?

Clarian is a relatively new mortgage provider, having only been around since 2021.

Because the money is lent from multiple investment companies, it is not known exactly who these investors are. It would have been better for reliability if people had known where the money came from. Many people want to know exactly who they are doing business with.

Because the flow of money from certain investors is not always continuous, it sometimes happens that there is no money for certain fixed interest periods.

It is then not possible to take out a new mortgage with these fixed interest periods. Money is always kept available for existing customers, making it possible to increase or transfer the mortgage at any time. New, potential customers may experience this.

What is my experience with Clarian Wonen?

Clarian Wonen is a new mortgage provider, which means the conditions are modern. For example, it is possible to make unlimited repayments without penalty.

The mortgage provider also has a broad acceptance policy, which means that the mortgage can be taken out by different people. Clarian is a relatively unknown name. I think it is a disadvantage that I cannot explain where exactly the money comes from, because there are several unknown investors behind it.

I also don’t like the fact that there is sometimes no money available for certain fixed-interest periods, because investors have no money or interest in this for a while.

So it is a modern mortgage provider, but due to the unknown name and the fact that money is not always available, it is not one of my favorite providers.

Extensive pros and cons

Below are the detailed pros and cons:


  • An interest-only loan for more than 50% of the market value is possible.
  • Under certain conditions it is possible to test your mortgage application for actual costs, which in many cases results in a higher mortgage.
  • Interest falls during the signing period of the interest offer (3 weeks).
  • A validity period of the mortgage quotation for new construction of 12 months. You only pay extension costs of 0.2% of the principal amount per month if the interest rate increases.
  • An independent entrepreneur < 3 years active can take out a mortgage with Clarian Wonen.



  • If the mortgage increases, the maximum additional amount that can be borrowed is € 100,000. This also applies if you move to another home and want to take your mortgage with you.
  • If you use the transfer scheme when moving to another home, you may not extend the terms of your existing loan components.
  • A mortgage with National Mortgage Guarantee (NHG) is not possible.
