In the Netherlands we have many mortgage providers, 38 to be precise.

Below is a complete overview of all mortgage providers in the Netherlands. I am a Certified Mortgage Planner and indicate who the largest mortgage providers are and for which fixed interest periods they often have low interest rates. I indicate which foreign providers are active on the Dutch mortgage market.

I will also tell you which mortgage providers handle mortgage applications flexibly and which ones are a bit stricter. Overview of all mortgage providers

Mortgages are offered by various providers, such as banks, insurers, credit companies, pension funds and investment companies.

Below are all providers currently active in the Netherlands:

Top 10 largest mortgage providers

The largest providers on the Dutch mortgage market are Rabobank, ABN AMRO, ING Group, NN Group and AEGON. These banks have the largest market share and sell by far the most mortgages.

1. Rabobank

The Rabobank Group is the largest mortgage provider in the Netherlands. The Rabobank Group includes not only Rabobank, but also Obvion and Vista Hypotheken.

Rabobank offers mortgages through its own employees and through independent mortgage advisors.

Rabobank was the cheapest provider for a long time, but more and more new mortgage providers are offering lower interest rates. Rabobank is one of the only providers with a competitive variable interest rate. In addition, the bank is cheap for a fixed interest period of 5 years and 10 years.

Rabobank is often more expensive for the fixed interest period of 20 and 30 years, because the bank prefers to lend savings for the short term. You receive an interest discount when you buy an energy-efficient home. You also get an interest discount when you have or open a checking account.

2. ABN AMRO

ABN AMRO is the third largest mortgage provider in the Netherlands. The history of ABN AMRO goes back to 1824 when William I of the Netherlands founded the Nederlandsche Handelmaatschappij (NHM).

ABN AMRO also includes Florius, a fast-growing player in the Dutch mortgage market.

ABN AMRO mainly offers a low interest rate for a mortgage with a fixed interest rate period of 5 and 10 years. You get a discount on the mortgage interest through a checking account. ABN also offers interest discounts on energy-efficient homes.

3. ING Group

The ING Group is the third largest mortgage provider in our country. The ING Group was created in 1991 after a merger of Nationale Nederlanden and NMB Postbank Group. WestlandUtrecht also falls under the ING Group.

ING offers competitive interest rates, especially for the fixed interest period of 5 and 10 years. ING also offers a discount for having a checking account and buying an energy-efficient home.

4. National Netherlands Group

The fourth largest mortgage provider in the Netherlands is the NN Group, which includes Nationale Nederlanden.

In 2016, the NN Group acquired Delta Lloyd. Nationale Nederlanden became the largest non-life insurer in our country in 2019, after it took over all non-life insurance from VIVAT.

NN also owns Woonnu.

Nationale Nederlanden also offers mortgages. In general, they have competitive interest rates for all fixed-rate periods. However, mortgages were less advantageous in 2023, possibly due to changes within the organization.

5. AEGON

AEGON is a well-known financial services provider. The Dutch company was founded in 1983 and has grown into the fifth largest mortgage provider in our country.

AEGON also includes the provider Robuust Hypotheken.

AEGON offers affordable mortgages for all fixed-rate periods. AEGON’s variable interest rate is often not the lowest.

6. Lloyds Bank Group

The Lloyds Bank Group is the largest commercial bank in the United Kingdom. Lloyds Bank has been active in the Netherlands since 1999 and has grown into the sixth largest provider.

It is one of the cheapest mortgage providers, especially for the variable interest rate and a fixed interest rate period of 10 and 20 years.

7. NIBC

NIBC is a Dutch bank that was founded in 1945 and has been offering mortgages under its own name since 2013. The company is owned by the American investment company, Blackstone Group.

NIBC is the seventh largest provider in our country. NIBC mainly offers competitive interest rates for medium- and long-term fixed interest periods of 10, 20 and 30 years.

8. Achmea

Achmea is the largest insurer in the Netherlands. The company not only offers insurance, but also mortgages. These mortgages are offered through the brands Centraal Beheer, Syntrus Achmea and Woonfonds.

Centraal Beheer and Woonfonds often offer favorable rates for a fixed interest period of 10 years. In addition, Centraal Beheer’s rates are attractive for mortgages with NHG and a fixed interest period of 20 and 30 years.

Syntrus Achmea mainly offers competitive interest rates for long fixed interest periods of 20 and 30 years, because the bank lends money from pension funds.

9. Volksbank

De Volksbank is a large financial service provider with a history dating back to 1817. The bank owns the sustainable ASN Bank, BLG Wonen, Regiobank and SNS.

It is the fourth largest bank in the Netherlands and the ninth largest mortgage provider.

10. a.s.r.

a.s.r. is a listed Dutch insurer that also offers mortgages. a.s.r. is a large company that took over all of AEGON’s insurance activities in 2023.

a.s.r. is a mortgage provider that always has competitive rates, both for the variable interest rate and for the various fixed interest rate periods.

Foreign mortgage providers

The Netherlands is an interesting market for mortgage providers for various reasons.

Houses are expensive in the Netherlands, which means there is a lot of borrowing. It is also possible to borrow 100% of the market value, which means that Dutch people incur relatively high mortgage debts. Mortgage providers can calculate mortgage interest on relatively high amounts.

Because mortgage interest is partly deductible, Dutch people are encouraged to borrow money. This creates more demand for mortgages, making it easier for providers to sell mortgages.

These features make the Dutch mortgage market attractive, not only for domestic, but also for foreign mortgage providers.

The foreign mortgage providers active in the Dutch mortgage market are the British Lloyds Bank and the Belgian lender Argenta. Tulp Hypotheken is a Dutch company, but offers mortgages through a German Handelsbank. Neo Mortgages is a subsidiary of the German Bank AG.

The most flexible mortgage providers

You may be looking for a bank that lends money easily and is less strict about assessing your income.

However, banks must adhere to legal rules and can only deviate slightly from these rules. Banks all provide loans with equal ease. Banks differ in how easy it is to apply for a mortgage.

Some banks require fewer documents than others. Banks where it is easy to apply for a mortgage are MUNT Mortgages, Robuust and LOT.

It is somewhat more difficult to apply for a mortgage at Rabobank, Lloyds Bank and Aegon, because these banks require more documents.
